The foreclosure crisis has turned away people from buying second vacation homes. When the initial enthusiasm wanes and realization dawns about responsibilities and expenses there is an unseen pressure to make use of the place. Brian Sharples of HomeAway (CEO) said, “People have high expectations of their usage. The industry average is 30 days of use per year”.
In due course when the owner sees how less they have been frequenting the second house they think about renting them and start clicking on the Internet. Sharples himself has a second house in Aspen in Colorado. He said that the rental income would meet the expenses due to taxes and for maintenance. But renting too can be a cause for stress. There are hassles involved and the money coming in might not be worth it.
Since owners do not regularly visit their second homes they cannot breezily move in and start living immediately as if this is their primary house. There are certain minimum requirements that have to be attended to. The house has to be opened and the rooms aired. Checks must be made on basic facilities to see that everything is functioning. At the time of leaving they have to shut down everything seeing to each detail.
Barry Peele of Sotheby’s International Realty said that his friend coming from New York had a second home in Cape Cod. Coming from that part of America he had no idea how much effort and attention would be required to make the house into a home. He had no idea of the extra attention to be given to the water supply. He said, “If you don’t think the salt and the sea and the wind are going to eat away at the house, you’re going at it blindly”.
Even for those with bulging pockets there is the problem of finding the right people to do the right repairing jobs. Sometimes a condo may seem a better option but then suddenly the problem of meddlesome neighbours may surface who may turn a dream holiday into a nightmare of intrusion and interference apart from complaints.
There is the other alternative of opting for private residence clubs where maintenance is no problem but these lack the magic touch of being a home.
Thus there are luxurious problems attached to luxury second homes. The foreclosure problem is a serious thing.
